Off-market sales the big trend in high value property

By Deborah Brady

From Deb’s desk

While the Perth property market appears to be stubbornly resisting all attempts to rebound off it’s historical lows, I’m pleased to say that years of providing personal, professional service in the Cottesloe | Swanbourne neighbourhood is resulting in an upsurge of off-market sales through Ray White Cottesloe | Mosman Park.

Over my 14 years as a real estate agent in this area, I have developed a huge database of buyers and sellers which is an extremely valuable asset to our clients here at Ray White Cottesloe | Mosman Park.

It probably comes as no surprise to you that the overwhelming majority of property buyers in the Cottesloe | Swanbourne area, already live in the neighbourhood when they make their decision to purchase another property.

The reason for moving within the same suburb can be many and varied but generally they fall into three categories – empty nesters may want to downsize but don’t want to move out of the neighbourhood; growing young families might want to move to a bigger place but again want to stay in the area and local investors and first home buyers often want to buy in an area that they know will always be a strong bulwark against the vagaries of the market.

It is not uncommon for clients to ask me to find them an up-sizer for the growing family while at the same time another set of clients might be looking to down-size and I am able to bring them together without going to a full on-market presentation for the sellers.

This obviously saves time and money for both sets of clients.

In the past couple of months, I have sold three significant properties in this way, using my extensive database of clients built up over the past 14 years to bring parties together in the easiest and least stressful manner for all concerned.

I recently sold a delightful three bedroom, one bathroom home in Kathleen Street Cottesloe, literally a stone’s throw from the beach for under $2million, in this manner.

Another client wanted a building block in Cottesloe and we all know they are as rare as hen’s teeth but I knew where there was one that was for sale at the right price and 8A Florence Street turned out to be exactly that for both parties at $1.35million.

A gorgeous three-bedroom, one-bathroom home with a pool in beautiful Webb Street sold for the great price of $4.725million, again off-market and with both parties extremely pleased with the transaction.

These sales and others like them show that there are plenty of buyers and sellers out there who want discreet no-fuss transactions which is exactly what I am able to provide at Ray White Cottesloe | Mosman Park through the utilisation of my extensive data base.

Of course, I wouldn’t have this contact list if the thousands of people I have helped to find their dream home or sell their property over the years had not been completely satisfied with the service provided.

So if you’re thinking of selling or buying in the Cottesloe | Swanbourne area in particular please take advantage of this unique resource and call me here at Ray White Cottesloe | Mosman Park.

In economic news, the Reserve Bank decided to leave interest rates where they are for the time being despite pressure coming from the hard-hit retail sector to further reduce them.
