Spring into life!

By Deborah Brady

From Deb’s desk

Spring has sprung in a big way with temperatures creeping into the 30s on some days already and clear blue skies over seriously good recent waves at Cottesloe Beach.

During school holidays the local grommets have been out in force at Cove, while their dads (and grandads) paddled out at Seconds and Isolator…don’t tell me I don’t know my Cott surf breaks! Further south there’s been waves at Dutch on good days.

There’s something about Spring that just makes me want to get out in the great outdoors…..or grab some friends and head to the outdoor theatre.

But seriously, it’s a wonderful time of the year for strolling along the footpath above the beach, catching up with friends over a coffee or an alfresco lunch or getting stuck into the garden after the long winter lay-off.

And it’s a great time to show properties at their best, when the sun is shining  and the gardens are in full bloom.

And speaking of gardens, my listed property at 35 Saunders Street, Mosman Park with commanding panoramic views of the Swan River is surrounded by beautiful lush greenery that perfectly frames the river vista.

Originally built in the 1950s, this two-storey home on an impressive 1212sqm block, has been transformed and updated to express Hampton style and elegance in a modern setting.

The gardens attract bird life, provide dazzling colour and a serene atmosphere that creates a priceless sanctuary from the hurley-burley of our everyday lives.

Spring is also traditionally a great time to sell property so if you’re thinking of listing but not quite sure when to take the plunge, let me give you some advice – NOW is the best time.

Saunders Street is a classic example. It’s a wonderful property but since Spring has come along and the gardens have POPPED the whole package has gone to another level. Simply gorgeous.

And of course, just like the flowers, buyers also pop up at this time of the year because who doesn’t want to be in the new place by Christmas? And with interest rates at an all-time low and tipped to go lower this Spring is shaping as a great opportunity for both buyers and sellers.

At Ray White Cottesloe we can have your property listed and on the market within days and with my unparalleled data base featuring thousands of contacts I can be alerting prospective buyers to your impending sale as soon as you make the decision to sell.

And while we read a lot of gloom and doom about the general economy at the moment my personal experience is that quality properties in sought after locations are still in high demand.

There are also some promising statistical signs that things are on the improve. The Perth rental vacancy rate has fallen from 3.4 per cent to 2.8 per cent over the past year and in select suburbs median house prices have risen despite a general trend in the other direction.

OF course, the Reserve Bank decided to cut interest rates even further with the base rate now just 0.75 percent. So far, the banks have not passed on the full rate cut but with the RBA tipped to cut the base rate again in a couple of months, the banks will be under enormous pressure to follow suit.

So, what are you waiting for?…Spring is here, get into it! Now, where’s my board?
